Benteau, who has 34 years of experience in the industry, has found that some high-end property managers are repainting tenants with no obligation, as repainting every four or five years can make a huge contribution to customer satisfaction and convincing tenants for one other term to stay.

He notes that property managers typically schedule this service within a year or two of renewal. A designer color change, where a designer comes for a consultation and recommends a particular color to highlight a room, goes a long way in extending the lease. While it comes at a cost, it makes a huge difference in the quality of the results.

When attracting new tenants, keep in mind that first impressions are important and that a good quality paint job is vital to creating a first impression of your building.

“Room improvements by landlords are often carried out to attract tenants. Painting is one of the cheapest. Doing quality work for the project is critical to building long-term relationships, ”says Benteau. “Many will use the best price with little quality testing, which ultimately starts a relationship with a bad impression.”

Benteau notes that color can change a tenant’s attitude towards a room. “Instead of a tenant moving to another location, you can sometimes change the environment so they’re less motivated to find something else,” he says. “It seems to enliven the staff and tenants. “We’re trying to do it [the tenants] happy that the property manager doesn’t have to worry about what’s going on with the construction site, ”says Benteau. “As a property manager, you want a contractor who has this respect and attitude.”

A good contractor starts with a consultation, followed by a detailed on-site inspection. After that, they should be able to produce a detailed estimate to avoid hidden costs for the customer. Contractors should have full employee compensation and civil liability insurance in the event of an accident. A contractor who takes care of customer service is also aware of the existing budget, space or time constraints and is careful to work within those limits. You end the contract with an inspection by the customer and tenant to ensure everyone is satisfied.

To do your part and ensure the work is done correctly, clean your room completely before the painters enter, especially during a top coat as dirt and debris can affect the quality of the work.
